Sorrento Skies was developed as a mountain community that preserved the natural beauty and unspoiled mountain scenery of the area. The openness of the land was to be treasured and enjoyed by all. The roads were constructed to “meander almost hidden from view throughout the property”*. Underground utilities were also installed so as not to interfere from the natural beauty. Fences were not allowed, as they detracted from the natural beauty that CE Pitts worked so hard to retain.
As with so many things, times change and the practicalities of today’s world often make fences a necessity for the safety of our children and our pets. Initially, only underground fences for pets were allowed, as they have no visual impact on the community. More recently, some wood fences have been approved. Generally, they have been low, open split-rail fences to keep the visual impact to a minimum.
Taking all these things into consideration, the ARC has come up with the following guidelines for fences in Sorrento Skies:
- Invisible fences are not required to be approved as they have no visible impact on a property.
- Above-ground fences should be located on the property so that they are hidden from the street view as much as possible. This is generally in the rear of the property.
- Split-rail or other open-design horizontal fences are preferred.
- Wood stain can be used as a way to blend in with the surrounding area.
- The design and location should be in harmony with adjacent properties, structures and fences.
- Plantings should be used to break up long stretches of fence line.
Each property is unique and each request will be considered on its own merits.
A request for replacing an entire fence should be submitted to the ARC for approval. Replacement fences should follow the above guidelines.
