Reminders for Property Owners and their Contractors

  • No construction activity, including clearing, excavating, grading, and other site work, maybe started until you have approval from the Architectural Review Committee (ARC).
  • New construction must be completed within 2 years of the project being approved by the ARC.  If additional time is needed, a request detailing the reason for the extension must be submitted to and approved by the ARC.
  • Sorrento Drive is a state road.  You are responsible for knowing and complying with all applicable restrictions and permit requirements.
  • Trash (including but not limited to packaging material, food wrappings and containers, cigarette packages, etc.) must be kept in enclosed areas shielded from view from adjoining properties or within a building.  During construction, a dumpster may be used.  If an open dumpster is used, trash must be secured to avoid being blown out from the high winds we can experience.
  • Construction equipment and vehicles must be kept on your own lot, not on the road or on neighboring lots.  If vehicles or equipment must temporarily be parked on the road allowance, warning lights are required on all sides during night-time hours (from sunset until sunrise) and during overcast or foggy periods.
  • All utility lines and tanks must be underground or placed in enclosed areas shielded from view from adjoining properties.
  • Animals may not be brought to the construction site by the contractor, subcontractors, or by any of their employees.  The owner’s household pets must be kept on their property at all times.
  • Any changes to or deviation from your submitted and approved plans must be reviewed and approved by the ARC.
  • Your water connection valve is located near your property line and is the only connection from which you may draw water or to which you may link the house water lines.  Water wells are jointly owned by the property owners connected to them.  Each well has a Well Manager, who takes care of paying the electric bill for the pump and arranges for any service needed for the well.
  • Sheds, exterior lights, landscaping features, satellite dishes, etc. are not allowed except as submitted and approved on the “New Construction” or “Modification of Developed Property” application.
  • Exterior Lighting:  no high intensity lighting is permitted; exterior lights that are not mounted on a building may not be over 6 feet above the ground; exterior lights must be wired to permit them to be conveniently switched on and off, and must not be directed on or shine on a lot owned by another owner.
  • Exterior spray painting may only be done when winds are calm.  Especially on top of the ridges, the more durable protection provided by brush painting may prove to be more appropriate.  You and your contractors are responsible for any damages to the neighbor’s properties due to overspray.
  • You are responsible for keeping your neighbors informed about aspects of your construction activity that may temporarily impact their access to or use and enjoyment of their homes.  In particular, they need to know when excavation (that may accidentally disrupt water, power, cable, or telephone service), water hook-up and/or pump shut down (that disrupt water service and stir up sediment requiring more frequent changes of their water filters), utility hook-ups, noisy or heavy equipment operation, or road restrictions or closures will occur.  Sorrento is a very friendly community so we recommend that, ASAP and certainly before you begin construction, you visit each of your neighbors to meet them and discuss these issues with them.
  • If an unexpected situation arises, you must immediately notify affected neighbors of the problem and of your planned actions to rectify it.  If a property owner advises you of a disruption of service of which you are not aware, but that is consistent with your construction activities, you must immediately help investigate to identify the problem and to resolve it if it was caused by the construction work.
  • You and your contractors are responsible for repairing or replacing any damage to neighboring properties or to common areas and for cleaning up any trash that may have blown from your property.
  • The ARC and your neighbors appreciate that the appearance of your property will not be at its best until construction and landscaping are complete.  Therefore, you are expected to expedite these activities in every way possible and to minimize the extent and duration of unsightly, unclean, and/or unkept conditions.  You will be responsible for maintenance costs incurred by the Association to rectify such conditions if they extend for an unreasonable period.
