Declarations of Restrictions and Amendments

RESTRICTIONS

Sorrento Skies is a deed-restricted subdivision which is governed by the original Declarations of Restrictions and subsequent Amendments. A document consolidating all the current restrictions and amendments can be found by clicking here.  Restrictive covenants help our community maintain its appearance and control some of the activities that take place within its boundaries. These covenants are designed to keep Sorrento Skies a desirable place to live and to protect property values.

The following list provides the general rules defined in our restrictions. The numbers listed refer to the paragraph(s) in the consolidating document where you can find more detail as well as any exceptions to the general rule.  Please see the our Policies and Guidelines for further details.

  • All new construction, any modifications to existing structures, and hardscape (retaining walls, fences, etc.) additions and modifications must be approved by the ARC. (4,5)
  • Commercial use, including short-term rental, of property in Sorrento Skies is prohibited. (2,6)
  • Residences are to be occupied by families which may include a limited number of unrelated people. (2)
  • There will be no noxious or offensive activity that is an annoyance or nuisance to the neighborhood. (6)
  • Domestic pets must be restrained and cleaned up after and not allowed to disturb or threaten others. (6)
  • Livestock and animals kept for breeding are prohibited. (6)
  • High intensity exterior lighting is not allowed and no exterior light may shine on a neighbors’ property. (6)
  • Parking is not allowed on the streets or in yards. (6)
  • RVs, campers, trailers, boats, commercial vehicles, and the like may only be parked on a property for 3 days a month. (6)
  • RVs, campers, trailers or any other temporary structure may not be used at any time as a residence. (3)
  • Junk vehicles or inoperative vehicles are prohibited. (6)
  • All trash receptacles and tanks must be underground or enclosed. (6)
  • Buildings and grounds must be properly maintained by the owner.  (8)
  • Signs are generally prohibited (see Sign Policy). (10)
  • Annual dues are determined by the board.(11)

In addition, the NC Plannned Community Act applies to all properties in Sorrento Skies.
